Pool & Spa Inspection

A visual inspection of the pool and spa to observe accessible components and general condition at the time of the inspection. The inspection is limited to readily accessible areas and does not include operating the system. Visible surfaces, decking, equipment, plumbing connections, electrical bonding (visual only), and basic safety features are observed.

What the inspector observes

Pool and spa surfaces, coping, decking, tile, and waterline. Returns and visible drain covers. Equipment at the pad, including pump, filter, heater, and controls. Plumbing connections for signs of leaks. Electrical bonding and GFCI protection (visual only). Safety features where present. Spa jets, blower, and controls observed if accessible.

Why a separate inspection

Pools and spas are not included in a standard home inspection. Equipment can be costly to repair or replace, and improper bonding is a safety concern. Documenting visible condition prior to closing helps support informed decisions.
