Irrigation System Inspection

A basic inspection of the irrigation system to observe zones operating under normal controls. Evaluation includes general coverage, sprinkler heads, and visible components for proper function and obvious defects.

What the inspector observes

Sprinkler heads, valves, control box settings, backflow preventer, and visible plumbing are observed under normal operating conditions. The inspector notes broken heads, blocked nozzles, visible leaks, and over-spray onto walkways or the foundation.

Why it matters in Texas

Hill Country water restrictions get tighter every drought year. An irrigation system with broken heads or poor coverage can waste water and increase monthly costs. Over-spray that saturates the foundation perimeter can contribute to the kind of slab movement that is costly to repair.
